Roof surveys done properly

A trained eye on every slope, ridge and flashing.

When it makes sense to book an inspection

  • Before you buy a property — pre-purchase peace of mind
  • After a major storm or period of high winds
  • If you've noticed damp, staining or drafts inside
  • When the roof is 20+ years old and hasn't been checked
  • Before selling — to head off buyer surveys and price chips
  • As part of a planned landlord maintenance programme
  • Before installing solar panels or a new loft conversion

What we check on every inspection

  • Tile / slate condition, slippage and cracking
  • Ridge and hip tiles — bedded or dry-fixed condition
  • All lead flashings around chimneys and abutments
  • Valleys — clear, sound, no lifted or perished detail
  • Fascias, soffits, guttering and downpipes
  • Chimney stack, pointing, pots and cappings
  • Loft space — daylight, damp, rafter and batten condition
  • Loft insulation and ventilation adequacy

Benefits of a professional inspection

A trained eye picks up things a homeowner or general builder simply won't — hairline cracks in tile courses, the early signs of nail-sickness on a slate roof, pointing that's about to fail, felt that's brittle behind an otherwise fine-looking roof. Catching these things early gives you the choice of a small maintenance job now versus a much larger reactive repair later, plus proper information for budgeting and planning.

Signs it's overdue

Damp patches on upstairs ceilings, water marks around chimney breasts, drafts from the loft hatch, gutters overflowing in heavy rain, or moss and lichen colonising large areas of the roof — any of these are good reasons to book an inspection. On older roofs, the moment you see any daylight through the felt from inside the loft, it's time for a proper look.

Maintenance advice

Between formal inspections, a five-minute walk around the outside of the house twice a year is worth doing — after autumn leaf fall and after winter storms. Look for tiles on the ground, moss in the gutters, water staining on brickwork below flashings, and anything that looks obviously different from usual. A quick call to us at that stage can save a big bill later.

Why use a local roofer

Local roofers know the housing stock. We can tell you what to expect from a 1930s Fenland brick semi, a Victorian pantile cottage, a 1970s bungalow or a modern estate house — because we've been on hundreds of them. That context matters when we're assessing remaining lifespan and recommending what to prioritise.

FAQ

Frequently asked questions

Are your roof inspections really free?+

Yes — an initial roof inspection and quote is completely free of charge for domestic properties across Wisbech, King's Lynn and the surrounding villages. There's no obligation to have any work carried out afterwards, and no pressure at the doorstep. If we can't see a problem that needs fixing, we'll tell you.

What does a roof inspection actually involve?+

We'll assess the roof from ground level and, where safe, from ladder or scaffold, checking tiles, ridges, valleys, verges, flashings and gutters. Inside, we look in the loft for daylight, damp patches, staining on rafters, and the condition of the felt and battens. You'll get a clear verbal summary on the day, and a written report if you need one.

How often should a roof be inspected?+

As a rule of thumb, once every 2–3 years for a modern roof in good condition, and annually for older roofs, thatched properties, or after a particularly bad storm. Regular light-touch inspections catch small problems — perished pointing, slipped tiles, blocked gutters — long before they turn into expensive repairs.

I'm buying a house — can you do a pre-purchase roof check?+

Yes. Pre-purchase roof inspections are one of our most popular jobs. We'll give you an honest assessment of the roof's current condition, an estimate of remaining lifespan, and a clear indication of any works likely to be needed in the near future. It's information worth having before you commit to a purchase.

Will I get a written report?+

For a standard free inspection we provide a verbal summary and an itemised quote for any work needed. For pre-purchase reports, insurance reports or formal condition reports, we produce a written report with photographs — priced fairly and quoted before we start.

Do you inspect commercial and industrial roofs?+

Yes — we carry out condition surveys on commercial premises, industrial units, agricultural buildings and rental portfolios across the region. Landlords in particular find annual surveys valuable for planned maintenance budgeting.

No obligation. We usually reply the same day.
